Most bathroom renovation quotes in Bangalore arrive as a single number with no breakdown, which makes them impossible to compare. One contractor says 1.2 lakh, another says 2.4 lakh, and the homeowner has no way to see where the difference sits. It is almost never in the tiles.
This guide breaks a bathroom renovation into the line items you should be quoted on, shows where the money actually goes in a Bangalore flat, and gives you the questions that separate an honest quote from a thin one.
Four things decide what you pay, in this order.
| Line item | What it covers | What to check |
| Demolition and debris removal | Breaking old tiles, fittings, disposal | Who pays the BBMP debris removal and the lift charges |
| Plumbing | Concealed lines, CPVC, drain slope | Whether fixtures move, and the warranty on concealed work |
| Waterproofing | Membrane or chemical coat, ponding test | Ask for a 24 hour ponding test with photographs |
| Tiles and laying | Wall tile, floor tile, adhesive, grout | Tile rate per square foot and laying rate quoted separately |
| Sanitary ware | Closet, basin, seat cover, flush | Brand and model number, not just "premium closet" |
| Faucets and shower | Basin mixer, wall mixer, overhead, health faucet | Brass body or not, and the cartridge warranty |
| Electrical and ceiling | Exhaust, lights, geyser point, false ceiling | Whether the exhaust actually vents outside |
| Door and mirror | Shower partition, door, mirror, accessories | Glass thickness and hardware brand |
A quote that names brands and model numbers can be compared. A quote that says "sanitary ware set" cannot, and the difference between two such quotes is usually the quality of what gets installed on the day.
Take a standard apartment bathroom of about 40 square feet, with walls tiled floor to ceiling. The tile area is roughly 40 square feet of floor plus about 160 square feet of wall, so around 200 square feet of tile including wastage.
At the rates we hold in the showroom, bathroom tiles run from about 62 rupees a square foot at the plain end to about 95 for the patterned and highlighter ranges. So the tile material for a full bathroom sits in the low tens of thousands, not the lakhs. You can see the actual ranges on our plain bathroom wall tiles and highlighter pages.
The fittings move the number. A wall hung closet with a concealed cistern costs more than a floor-mounted one and needs a wall built to carry it. A table top basin needs a counter under it. A brass single lever mixer costs several times a basic pillar cock. This is why two bathrooms with identical tiles can differ by a lakh.
Ask every contractor to quote against the same scope. Most quote gaps come from different assumptions about what is being moved, not from different profit margins.
Worth saving on: the highlighter tile, since one accent wall does the work of four. Mirror and accessories, which can be upgraded later. The false ceiling, if the room has decent height already.
Not worth saving on: waterproofing, the concealed plumbing, the diverter and wall mixer, and the tile adhesive. Everything on that list is behind a wall or under a floor. Replacing any of it later means breaking the work you just paid for.
Grout is the quiet one. Cement grout is cheaper and will stain within a year in a shower. Epoxy grout costs more in material and labour and stays clean. In a bathroom, this is the upgrade most people wish they had taken. If you want the background, grout chemistry explains why the two behave so differently.
Selecting tiles early is not a detail. The tile thickness and the adhesive bed change the finished floor level, which changes the door clearance and the drain fall. Deciding late is what causes the two week gaps in the middle of a renovation.
If you are still choosing between brands for the fittings, our guides to the top sanitary ware brands in India and Kohler vs Jaquar cover what separates them in practice. For the tiles themselves, the bathroom tiles design in India guide covers styles and sizes.
It depends almost entirely on whether the plumbing moves and what fittings you choose. Tiles for a standard 40 square foot bathroom sit in the low tens of thousands at showroom rates, while sanitary ware, faucets, waterproofing and labour usually cost several times that. Get three quotes against one written scope, and compare the line items rather than the totals.
Fittings and labour, not tiles. A wall hung closet with a concealed cistern, a brass mixer set and a shower partition will normally cost more than every tile in the room. Moving the WC position is the single change that adds the most to a quote.
Two to four weeks for a standard apartment bathroom, longer if the WC moves or if your association restricts working hours. Waterproofing and adhesive both need curing time, so a quote promising a finished bathroom in a week is either skipping a step or not counting the drying days.
Yes, and it is the cheapest useful renovation available. Keeping the closet, basin and shower in place means no slab breaking and no new drain slope. You can still change every tile, every fitting and the lighting, which is most of what people actually see.
Yes. Once tiles come off, the old membrane is disturbed, and a bathroom floor without a fresh waterproof layer will eventually show in the ceiling below. Ask for a 24 hour ponding test after waterproofing, with photographs, before the tiling starts.
In the shower area, yes. Epoxy grout resists staining and does not absorb water the way cement grout does, so the joints stay the colour you chose. It costs more in both material and labour, and it is the upgrade most homeowners regret skipping after the first year.
Before. Tile thickness and the adhesive bed change the finished floor level, which affects the door clearance and the fall towards the drain. Choosing tiles after demolition is what creates the long waiting gaps in the middle of a renovation.
